The venture at Smitham Downs Road stands as a significant milestone for our architectural practice, securing planning approval for a new-build flatted development featuring 9 mixed-sized residential units. Positioned on a corner plot within the green surroundings of Purley, on the outskirts of Croydon, this project offered a unique opportunity to craft a building that would serve as a local landmark, seamlessly integrating into its surroundings.

Comprising two distinct yet harmonious buildings, the proposal unfolds as a unified entity that conscientiously respects the scale, context, and materials of the adjacent area. The objective was to deliver a structure that maximised the plot's potential while adhering to the stringent design guidelines set forth by the London Borough of Croydon.

The approved scheme spans five floors, incorporating a basement to eliminate the need for street-level car parking. The accommodation is distributed over four upper floors, with a particular highlight being the creation of a large duplex penthouse apartment on the corner site, offering panoramic views across a lush valley. Inspired by the scale and rhythm of the neighbouring terraces, the design incorporates bay windows and a light brick façade reminiscent of white render, ensuring a seamless integration with the architectural context. A well-defined entrance on the ground floor enhances the street-level dynamics, contributing to the vibrancy of the locale.

Each residential unit enjoys access to both private terraces or gardens and a communal amenity space, fostering a sense of community. The incorporation of a communal garden and a designated children's play area further enhances the overall living experience.

Emphasising sustainability, the building has been meticulously designed to achieve Code for Sustainable Homes Level 4. Furthermore, all units adhere to the principles of Lifetime Homes and comply with the Mayor's London Housing Design Guide standards.
